Macdonald Avenue Revitalization Strategy - City of Richmond
The Macdonald Avenue Economic Revitalization Plan was a two-phase study of Macdonald Avenue in Richmond, California. The goal of the study was to guide economic expansion, architectural and streetscape design, and community development in efforts to re-establish Macdonald Avenue, Richmond's "Main Street," as the hub of a successful, regional, urban downtown, combining new multifamily housing and quality retail, office, and arts space to promote and sustain economic development. In Phase One, CCG concentrated on existing market conditions in the study area, including an analysis of the real estate market's performance, trends, and development potential; the Avenue's retail strength and potential; and a panel discussion with retail specialists, real estate developers, brokers, and community development experts to evaluate the real world investment potential of the study area. In Phase Two, CCG performed feasibility analyses of proposed development prototypes that were designed to catalyze revitalization based on the findings of Phase One.

Whittier Boulevard Revitalization Strategy - City of Montebello
CCG was hired to prepare the economic revitalization component of a specific plan for Whittier Boulevard, a 2 mile historic auto oriented commercial strip in the City of Montebello. The Whittier Boulevard Corridor does not reflect the full market potential of this city, known as the Beverly Hills of East Los Angeles. CCG was hired to recommend a revitalization strategy, as a subconsultant to Freeman, Tung, and Bottomly, the urban design firm and prime consultant. CCG's evaluated the market forces shaping development opportunities, and recommended a strategy combining physical upgrades to the street and existing businesses; addition of a critical mass of urban housing, both market rate and affordable; and as a future step a retail recruitment strategy.

San Mateo Economic Development Strategy, City of San Mateo
CCG's principal advised the City and an eleven-member citizens' advisory committee on formulation of an Economic Development Strategy and Action plan for the City of San Mateo. Developed issue papers to support city and committee in development of the strategy. One paper focused on trends in the City's economic base and real estate markets. The other paper identified retail trends and conditions, and analyzed the hotel and visitor market sector. Supported committee in development of the mission statement, goals, and objectives for the strategy. Identified potential programs and tactics. Worked with staff to develop a five-year action program, budget requirements, and staffing needs for the strategy.
