Oak to Ninth Development - Port of Oakland
Photo by: Port of Oakland In preparation for developer solicitation and selection, performed preliminary development economic analysis on the proposed Oak to Ninth street development program, specifically testing the requirements of the public open space requirements of the recently adopted Estuary Plan against the development economics of the site. Evaluated the gap filling potential of using Redevelopment Tax Increment resources, and recommended a strategy to the Port for working jointly with the Oakland Redevelopment Agency. Currently supporting the Port in a development feasibility evaluation of the development program proposed by the selected Master Developer, prior to initiating the Specific Plan.

Oakland Uptown Development - City of Oakland Economic and Community Development Agency
Assisted the Oakland Redevelopment Agency in evaluating the economic feasibility of a proposed 600-unit development in the Uptown area of downtown. Critically evaluated the developer's request for subsidy, performed an independent financial evaluation based on revised economic assumptions with regard to construction costs and income. Evaluated the need for subsidy, the use of affordable housing gap filling measures, and the impact of recent economic trends on the proposed project.

Jackson Courtyard Condominiums - J Branch Developments
For the developer, prepared market assessments of both rental and for-sale residential products, which included revenue and absorption rate estimates, and recommendations for the prototypes and unit amenities most in demand in Oakland and Emeryville loft markets. The developer utilized our reports to change design specifications prior to construction.
